2) Soliciting Bids for major projects, analyzing and presenting in an easy to ready format.
3) Hire and Fire Vendors on your behalf if deemed necessary
4) Follow up on mandated inspection reports and any possible violations on your behalf.

For Investor Residential Properties

Kryterion Property Managers and Service Reps will collect rents, deal with resident issues, hire vendors to make necessary repairs when needed, and periodically inspect the property.

As long distance investors, you should have the comfort of knowing that Kryterion is here to be your hands and feet and take the load off of your shoulders with managing your Investment.

We will quickly and professionally settle any problems that may arise, with our clients' interest in mind.
We utilize quality control procedures and proven business practices in the management of your home.

In addition to the routine management of your home we are on call 24 hours a day 365 days a year & 366 days in a leap year.

Overview of Managing the Property

• Conduct Move-in inspections
• Collect all Rents
• Send Late Notices and general correspondence that may be needed in writing
• Supervise any Renovation Work or repairs that need to be made
• Early Terminations
• Monthly Accounting
• 24-Hour Emergency Line
• Routine Maintenance
• Move-Out Inspections
• Evictions
• Handle and Document Neighbor Complaints
• Give you the Owner a reminder and do consultation with you when the Lease agreement has to be reviewed

PLEASE NOTE: The actual maintenance expenses for the home or unit, are the responsibility of the homeowner/unit owner.
Every effort is made to control maintenance costs while maintaining the integrity and value of the property.
Maintenance that is the resident's responsibility or fault is billed to the resident.
Contractors are not paid until all work is satisfactorily completed.

FINANCIAL REPORTING: Property managers can provide, depending on your request monthly or quarterly financial statements for your rental income and expenses.
We can handle all your accounting and payment requirements. Proceeds are either mailed or directly deposited electronically each month. At the end of the year, we prepare a complete package for your tax preparer.
 

RATE SCHEDULE: Fees and charges are addressed completely in the contract between you the Owner and Kryterion Property Services LLC.

Examples of common charges for a standard management service are: flat 10% of rent or a percentage of rent plus fees for specialized individual services.

Example of possible other fees are placement fees for locating a resident and/or charges for advertising, referral fees, lease renewals, eviction fees, fee for closing an account, and miscellaneous administrative expenses.

Our fees are very competitive and are based on the services you request.  The client controls the level and type of services. We would be happy to meet with you and design a management package that fits your needs. All fees are subject to applicable gross receipt tax.


For Estate Management

Kryterion's Estate Management Team, would have to meet with you and evaluate your needs for governing the affairs of your Estate.

Estate packages offer access to our Network of vendors including:
* Legal and Financial Services
* Landscaping Engineers and Service Providers
* Security and Body Guard Services
* Maid and Butler Services
* Governance of Estate

Kryterion Property Services offer Governors to manage your day to day affairs and keep inventory, hire and fire personnel on your behalf and can assist with locating vendors for those Special Events that you may chose to have on the property.
